If this is your first time creating a listing, or if you just want to be sure to do things in the right way. Here are some practical tips for creating a simple but effective listing.
The first impression you make on your prospective guests depends on your listing. Therefore, in addition to showing your house, you will need to make sure you share some key information that tells a little about you and your family. But let’s proceed step by step.
Phototelling
The first element that will attract attention are the photos, so you will need to make sure that before you start the photo shoot, your space is tidy. This way, you will give the impression of a clean and tidy space.
Also, make sure it is well-lit by natural light. And if there is none, use the right artificial lighting to create a warm and welcoming atmosphere.
Make sure the photos are taken horizontally and create an outline with the right harmony of photos. You can also alternate long field images in which you show the entire room with close-up photos of objects that you think characterize that room, such as paintings, plants, or decorations.
The intended goal of the photos will be to tell a story that allows the student to imagine what the place they will call home will be like for the next few months.
Therefore, you should include some photos of your family members and habits. So that they can virtually immerse themselves into your family’s reality.

Family Description
The first piece of advice I would like to give you is to put yourself in the shoes of the person who will read your listing, in this case, the students. You should also figure out what they would like to read and what would make them feel involved.
The way you can achieve this is to be honest. You can begin by telling in a few words the story of your family and its distinguishing characteristics. You can bring back some memories within it and the traditions you usually have.
These things will make the student feel involved and close to you and your family.
Next, you can move on to more practical features such as proximity to downtown, tourist attractions, schools, or restaurants. You can also add how it is connected to major tourist attractions in the country, thus allowing them to explore the country even if you live out of town.

Price and Other Features
When you fill out your listing, you must ensure you enter the price and other features you offer correctly. These elements are very important as they help you to provide value to your guests and to enrich your listing.
As for the price, it should reflect the value of the experience you offer your guests. If you offer additional components to the overnight stay, such as meals, you can charge a higher price.
The price should be expressed in daily prices to cater for short stays. Also, it is good practice not to offer a price too high to prevent your listing from being overlooked.
We highly recommend listing a monthly price no higher than 800 euros.
Other features include all the elements necessary to make your listing as complete and understandable as possible.
Elements to add are those related to the number of family members, the presence of pets, languages spoken, house size, room type, and bathroom type.
In addition, you may want to add additional amenities such as meals, Wi-Fi, a swimming pool, and other activities. You should also include check-in and check-out times.

As we have seen in this guide, writing an effective listing is crucial, as it is the host family’s calling card, which is why it must be carefully written.
